Using AI-driven development to digitalize real estate maintenance
Vincit used AI-driven development to turn years of dark data into a growth engine – taking a business idea to a commercial product in just 2 months. Vincit built the PTS-Kompassi for Quattro Lining, a Finnish company that works toward cost-effective and more responsible optimization of the life cycle of real estate drain systems.
PTS-Kompassi is an algorithm-based forecasting service that creates a 5-year cost estimate for future drain maintenance for housing companies. The service makes a complex, expensive industry (drain maintenance) transparent for housing companies – and should help Quattro Lining to dramatically increase their revenue.
The challenge – how to cost-effectively take advantage of data to increase sales
Quattro Lining has their Planahead database, which includes a vast amount of data on real estate property drains that can be used to produce long-term maintenance plans. The database has information from drainpipe inspections, video footage, and structural data such as building material, construction year, and intended use.
Quattro Lining needed a quick, easy way to leverage this data in an easy-to-use format for housing companies in Finland.
Key business drivers
-
Make better use of the existing Planahead database
-
Build a solution to ease housing companies’ drain system maintenance estimations
-

With Vincit, when the ‘go’ button is pressed and the process starts, it has a clear goal, deadlines are met, and things get finished on budget thanks to their AI-driven development approach. The PTS-Kompassi built by Vincit is a unique service that can explode our growth. There are about 90,000 housing companies in Finland that could use this service, which means the potential is huge.

The solution – using AI to develop a digital service for housing companies
We agreed with Quattro to use AI-driven development to create the PTS-Kompassi service much more quickly than is typical for complex projects like this. We used Cursor AI as the main editor and MCP (Model Context Protocol) servers to connect our environment with Azure DevOps and Figma. Through MCP, the AI could pull design data directly from Figma to support development. This was our way of bridging design and code for unprecedented development speed.
We used CodeRabbit for automated code reviews to ensure quality. To speed things up, we fed the AI examples of the previous code used in the Planahead database. The AI could compare, reuse logic, and adapt once-thought-out solutions into the new system, which significantly sped up the process.
However, even when using AI, having senior developers on board is critical. AI-generated code can sometimes include unnecessary parts or be confusing – and it requires a careful eye to ensure it remains maintainable. A senior developer acts as an architectural guardian, ensuring the right problems are being solved in the right way. Only by relying on senior developers can AI-driven speed be matched with easy maintainability over the long term.

The benefits – a transparent process that increases sales
A convenient service for housing companies
The PTS-Kompassi digital service uses AI to deliver drain information to housing companies in a convenient and transparent way. The service combines an algorithm with extensive planning and drain imaging data that Quattro Lining has gathered over the years. For a fixed price of €159, the housing company receives a PDF report that includes total costs and other needed information for drain maintenance.
Huge potential for more sales for Quattro Lining
The PTS-Kompassi service is sold for a small fixed fee of €159, but the average amount of work needed to fix and upgrade drains is worth a six-figure number for Quattro Lining. Given the large number of housing companies in Finland, there is significant potential to increase Quattro Lining's revenue by offering this service, as it drives more drain maintenance work.
